Advice for landlords and tenants

Tenancy problems are easier to assess when the facts and documents are clear. We begin by finding out who owns and occupies the property, what has been agreed and how the problem developed. This helps us separate the immediate issue from any wider dispute.

Our work can include advice on rent arrears, possession matters, tenancy obligations and disagreements about a property. We also work with landlords, investors and letting agents who need help understanding the legal position before communicating with the other party.

Rent arrears and possession

If rent has not been paid, we review the payment history and the tenancy documents before advising on the available steps. A request for payment, a repayment discussion and possession proceedings serve different purposes. The right approach depends on the circumstances and the outcome you need.

Recovering possession requires the correct legal process. The rules depend on the type of occupation and where the property is located. For private rented homes in England, changes took effect in May 2026. Do not assume an old notice or template is suitable for a new case. We can review the position and explain what needs to happen next.

If you have received a notice or claim

Keep the envelope, notice, tenancy agreement and any messages from the landlord or agent. Make a note of when each document arrived. If a court date or response deadline is shown, tell us when you make your enquiry.

Receiving a notice does not by itself explain every right or obligation you have. We need to see the wording and understand the tenancy before advising. Contacting us early gives us a better opportunity to assess the documents and discuss the steps available within the time remaining.

Other disagreements about a property

A dispute may concern repairs, access, damage, obligations under an agreement or the way a property is being managed. We look at the evidence and explain the legal issues that are relevant to the problem. Where possible, a clear exchange of information or a negotiated arrangement may resolve matters.

If agreement is not possible, we can discuss whether further action is appropriate and what it may involve. We will also explain where the matter needs another type of adviser or falls outside the work we can undertake.

Information that helps us assess your enquiry

  • The property address and whether you are the landlord, tenant or agent
  • A copy of the tenancy agreement or other occupancy documents
  • The notices, letters or court papers you have received
  • A rent statement and relevant payment records, where applicable
  • A short account of the problem and what you want to happen

Use the enquiry form to outline the issue first. We will explain how to provide documents after confirming that we can consider the matter. If the issue concerns a business lease, our Commercial Leases service may be the better starting point.

Your questions answered

Can I use a notice I have found online?

A notice must be suitable for the tenancy, the legal grounds relied on and the rules in force. Errors can affect later steps and cause delay. Before using a template, ask us to review the agreement and the circumstances so we can advise on the appropriate process.

Can you help both landlords and tenants?

We can consider enquiries from either side, but we cannot act for opposing parties in the same dispute. We carry out checks before accepting instructions. Tell us the names of the other people or organisations involved so we can establish whether we are able to assist.

What if there is already a court hearing?

Contact us promptly and give the hearing date, court details and any deadlines stated in the papers. We will confirm whether we can help in the time available. Sending an enquiry does not extend a court deadline or mean that we have agreed to represent you.

Do you advise on commercial tenancies?

We also offer Commercial Leases advice. Business premises involve different documents and rules from rented homes. Tell us how the property is used, whether there is a written lease and what the disagreement concerns so we can direct the enquiry appropriately.
