What is conveyancing
Conveyancing is the legal work involved in transferring ownership of a property. It includes checking the ownership documents, reviewing the contract and dealing with the money and registration needed to complete the transfer.
For a buyer, the aim is to understand what you are buying and any rights, restrictions or obligations that come with it. For a seller, it means preparing the information needed by the buyer and answering questions about the property. We explain what matters in your transaction rather than leaving you to work through unfamiliar documents alone.

Buying a home
We review the contract and ownership documents, arrange the relevant searches and raise questions with the seller's lawyer. Searches provide information about matters such as local authority records, drainage and environmental risks. They are different from a survey, which looks at the property's condition.
A flat or other leasehold property needs additional checks. We explain the lease, the remaining term and the information available about ground rent, service charges and the management of the building. If you are using a mortgage, we also consider the lender's legal requirements.

Selling or remortgaging
When you sell, we help you prepare the legal paperwork and respond to the buyer's enquiries. Tell us early about alterations, shared access, disputes or documents you cannot find. These details are easier to address before a moving date becomes urgent.
If you are remortgaging or changing who owns a property, the work will depend on the existing ownership and any lender requirements. Explain what you want to change so we can confirm the right scope and price.

What we need for a quote
- The property address and estimated price or value
- Whether you are buying, selling, remortgaging or changing ownership
- Whether the property is freehold or leasehold, if you know
- Details of a mortgage, linked sale or purchase, and any proposed deadline
You do not need every document before speaking to us. A short outline is enough to begin. We will tell you what information is needed next and explain any factors that could affect the cost or timetable.

Your questions answered
When should I instruct a conveyancer?
You can contact us while you are looking for a property or preparing to sell. Once an offer is accepted, having your identification and property details ready can help the legal work begin. If you are buying at auction, seek advice before bidding because the point at which you become committed is different.
How long does conveyancing take?
The timetable depends on the property, mortgage arrangements, replies to enquiries and any chain of buyers and sellers. Leasehold information or an unresolved title issue can add time. We will explain the likely stages once we know the transaction. A proposed moving date is not a guarantee that everyone will be ready.
What is the difference between exchange and completion?
In a usual purchase in England and Wales, exchange of contracts makes the agreement legally binding. Completion is when the purchase money is transferred and ownership changes. We explain your responsibilities before exchange and agree the completion arrangements with the other side.
Will your quote include every cost?
Our written quote will explain our legal fees and the other costs we can identify from the information provided. Some amounts depend on the property or work that becomes necessary later. Ask us to explain anything unclear, including searches, registration charges and any tax calculation required.
